Most decks we replace look fine from above and are failing underneath: rotted joists, corroded hangers, footings that were never right. When repair stops making financial sense, replacement is the honest recommendation, and we say so in writing.
We demolish the old structure, haul it away, and rebuild from the framing up: new footings where needed, modern hardware and flashing, then the decking you choose. Stairs and railings are their own structures and are always quoted as separate lines, never folded into the deck price.
Not sure which one your deck needs?
This points you to the right page; it is not a diagnosis.
Gray boards don't rule out rot underneath, and a frame isn't sound just because it is pressure-treated. We check the frame during the free on-site estimate; for a repair, text us photos first. Any one of the warning signs is reason enough to have the deck looked at.

- Real damage: rotted joists or posts, soft spots, a floor that bounces, or many boards cracking or rotting at once.Text us photos first. We tell you which side your deck is on, then we come out.Deck repair

Small fixes — a loose screw, one board, a squeaky step, a single wobbly railing, a couple of stair treads — are usually better value with a local handyman. We take repairs where a large part of the decking or the frame needs work.
How to decide: repair or replaceWhat a replacement costs
On level ground, a replacement runs:
- Pressure-treated$45–60per sq ft
- Composite$50–80per sq ft
- Redwood, unstained$57–69per sq ft
- Hardwood$70–85per sq ft
These are planning ranges, not a fixed price. Stairs and railings are separate lines. Delivery and hauling away the old deck are quoted separately. A Penofin oil finish on redwood adds $2 per sq ft for the work, plus the oil: one $75 gallon per 250 sq ft. Elevated decks, hillsides and multi-level layouts cost more, and the calculator adds that for your deck. We replace decks from 150 sq ft on level ground, 200 sq ft in pressure-treated lumber.

Questions about deck replacement
Can the old frame stay?
Sometimes. If the frame is pressure-treated lumber and passes our on-site check, we keep it, reinforce it where it needs it and put new boards on top. That is deck remodeling, priced about $5 per sq ft below a new deck in the same material. If the frame does not pass, the whole deck is replaced.
What's included in a replacement?
Taking down the old deck, new framing, hardware and flashing, and the decking you choose. Delivery and hauling away the old deck are quoted separately, and stairs and railings are priced as separate lines.
How long does it take?
The build typically takes 7–21 working days, weather permitting. Work on site usually starts 1–3 weeks after you sign.
