How big is the deck?

No commitment. You get a range, not a quote, and no one calls you for it.

What a project like yours usually runs

New decks from $40 per sq ft

Most people want a number before they pick up the phone. Set the basics below and you will see the range projects like yours land in across the Peninsula and South Bay before you talk to anyone, and without leaving your details.

Height and slope

An elevated or hillside deck needs deeper footings, taller posts and more framing than the same deck on flat ground.

What we find underneath

On a replacement, the old framing decides a lot. Sound framing saves money; rot and undersized joists do not.

Access

If material has to be carried through a house or up a hill, the labor line grows before a single board is cut.

Railings and stairs

Cable and picket systems and every run of stairs are priced on top of the deck surface itself.

What clients wrote

We replaced our entire deck this summer and expected it to be a long, messy project. MS Construction and Services made it much easier than we thought it would be. Mike and his crew demolished our old 570 sq. ft. deck and stairs, built a new pressure-treated frame, and installed Eva-Last Infinity composite decking. Read the full review

They also assembled our 12' x 24' aluminum pergola and anchored it on six posts. The backyard looks completely different now, and we're using it far more than before. Their lead carpenter knows deck building inside and out and was meticulous about every part of the build. It was clear he cared about getting the details right, and it shows in the finished deck. Mike was easy to reach and kept us informed. We had a detailed proposal within a couple of days of the estimate, and the final price matched the quote, with no surprise charges. For the amount of work involved, the job was done quickly. We highly recommend MS Construction and Services to anyone planning a deck project.

I work as a general contractor, and one of the biggest parts of the job is knowing which crews you can trust with a piece of a larger project. For a residential project in the Almaden area of San Jose, I brought in MS Construction and Services for a substantial exterior scope: about 480 sq. ft. of Eva-Last Apex Plus composite decking, a roughly 250 sq. ft. pergola, and about 54 linear feet of aluminum picket railing. Read the full review

What I appreciated most was that our conversations felt like two contractors working through a project together. There was no sales pitch. We compared three Eva-Last lines: Infinity, Apex Plus, and Pioneer. I could explain what the job needed, get a clear answer about each option, and choose Apex Plus with confidence. The deck, pergola, and railings were separate parts of the scope, but the team kept the finished space as a whole in mind.

As a general contractor, it is a real relief when I do not have to explain every detail over and over or wonder whether another crew sees the bigger picture. With Mike and MS Construction and Services, it felt like we were on the same side. Questions were handled directly, decisions were clear, and I could keep my attention on the whole job instead of watching every step of their part.

This was a substantial scope, and it was genuinely satisfying to see the deck, pergola, and railings come together. The finished result felt cohesive rather than like three unrelated elements added one after another. That is what I value in a good subcontractor: a crew that takes responsibility for its work and gives the general contractor confidence that their part of the project is in dependable hands. I would recommend MS Construction and Services to homeowners and general contractors in San Jose, especially for outdoor projects that combine composite decking, a pergola, and railings.

MS Construction did a really great job on our deck, stairs, and railing. We love the composite wood, and the attention to detail was perfect. Thank you!

How it works

  1. See your price online. Set size, material and site in the calculator. You get the range our estimates come from, and we ask for nothing to show it.
  2. Site visit. Mike comes out to measure and to look at the ground, the framing and the access.
  3. Written fixed-price estimate. Scope and materials on paper; the payment schedule is set out in the contract. The price changes only if hidden damage is found or you ask for a change, and only with your written approval.
  4. Built by one crew. The same crew starts and finishes, and the work carries our 3-year written workmanship warranty.

Questions before you call

How much does a new deck cost?

The calculator above runs on the same rates we estimate from. For 300 sq ft on level ground that is about $16,500–$20,000 in redwood and $15,000–$22,500 in composite. Elevated and hillside decks cost more.

How long does it take?

It depends on the size, the site and whether the city requires a permit. Your written estimate states the schedule before you sign anything.

Do you handle permits?

Before you sign, we tell you whether the project needs one. Running the permit is a separate service: $2,500 for the paperwork, coordination and inspections. City fees are not in our price; you pay them to the city directly.

Composite or redwood?

On level ground composite runs $50–75 per sq ft and redwood $55–67. The board line you pick decides which comes out higher, and composite needs only washing. Redwood is real California wood; it needs regular refinishing to keep its color.

We build residential decks from 150 sq ft, pressure-treated from 200. We don’t take small handyman jobs.

A complete price starts with a complete scope.

Our proposals define the decking system, framing scope, stairs, railings, delivery, disposal, assumptions and exclusions, so you can compare the complete project, not only the initial number.

Many contractors play games with the number: a low bid to win the job, then the price climbs mid-project. We don’t work that way. The proposal you receive is a fixed price for the written scope: you know what the finished project costs before we start. It changes only if hidden damage is found or you ask for a change, and only with your written approval.

Straight answers

Do you work on elevated or hillside decks?

Yes. That’s our specialty. A large share of our projects are elevated, hillside or multi-level decks, and difficult access doesn’t scare us.

Do you handle permits?

Yes, as a separate service. We tell you up front whether your project needs one. If you want us to run it, permit management is $2,500: paperwork, coordination and inspections, defined in the written scope. The city’s own fees and any related charges are not part of our price or our estimate: you pay those directly to the city.

Do you offer financing?

We’ve partnered with Wisetack to offer our customers flexible financing options, so you can pay over time rather than all at once. The application takes about a minute to complete, and checking your options does not impact your credit score.* 0% APR available up to 24 months* for eligible customers. Can you quote my deck from photos?

Not an exact price. The calculator on this page gives you a range right away, from the same rates we estimate with. The exact number comes in the written estimate after Mike, the owner, walks the site and measures it: the frame, the access and the ground rarely show in a photo.

Can you repair my deck, or is it time to replace it?

If the frame is pressure-treated and sound and only the boards are worn, we keep the frame and put new decking on it. If the frame has rot, is under-built or does not meet current code, we tell you and explain why replacing it is the better use of your money. We decide that at the visit, after Mike inspects the frame. Repair the deck or replace it?

Will I know the price before the work starts?

Yes. Within 24 hours of the site visit we send you an itemized estimate with a fixed price, before you sign anything.

Do you build fences or gates?

No. Earlier in the company’s development we completed a broader range of exterior projects, including fences and gates. Older reviews describing that work are genuine, but those services are no longer offered. The focus today is decks and closely related outdoor structures.

Do you install interior, wrought-iron or custom welded railings?

No. We provide exterior deck railing systems in approved wood and factory-made aluminum systems; we do not provide interior railings or custom metal fabrication.

Do you build stone, tile, concrete, paver or waterproof membrane decks?

No. We focus on framed deck systems finished with composite, redwood, hardwood or pressure-treated wood when appropriate.

Why homeowners trust us

The most common worry we hear isn’t about price. It’s “what if they take my money and disappear, or leave me with work I can’t check?” Here are honest answers to the six concerns we hear most.

Staying reachable

“Contractors vanish and stop answering.”

Mike, the owner, comes to the estimate visit himself and makes the key decisions on your project. We reply within 10 minutes, the same crew starts and finishes, and we don’t go quiet mid-job.

Scope & price

“There’s no contract and no clear scope.”

Before work starts you get a detailed, itemized written proposal and a written contract: the full scope, the price, the payment schedule and the timeline. Price and scope change only in writing, with your approval. That includes hidden damage we find once the old deck is open, or changes the inspector requires.

Who builds it

“They’ll sell my job to another crew.”

Your deck is built by our own field team, under a written contract. We don’t sell or hand off your project to another deck company. Experienced craftsmen lead the daily work, and Mike coordinates materials, pricing and key decisions.

Quality you can’t see

“How do I know the work I can’t see is done right?”

The framing you can’t see is built with rated metal connectors where the joints need them, and composite boards go down on hidden fasteners, so no screw heads show. It is held to the same standard as the boards on top, backed by a three-year written workmanship warranty.

How you pay

“They want money upfront and the invoices get murky.”

Yes, a project starts with a deposit, but it’s tied to a defined stage and written into your proposal, never an open-ended advance. Every payment follows that schedule, and the proposal is itemized, so you always see what you’re paying for.

Checking us out

“How do I vet a contractor before I sign?”

Read our reviews at the source: Google, Yelp, Thumbtack and Angi, many with photos, and our Instagram. You can see the track record for yourself, without cold-calling past clients.

Eva-Last’s labor warranty is on Eva-Last’s terms, alongside the board maker’s product warranty.

The man behind the work

Mikhail “Mike” Sankin founded MS Construction and Services after relocating from Russia, where he previously operated a construction business. He holds an engineering degree, and that background shaped a technical, detail-oriented approach to scope, materials, sequencing and project coordination. The company was established in California in May 2023; the current California deck contractor license is registered under MS Decking and Services.

The field team is built in the same mold: experienced craftsmen who can read a structure, think through a non-standard site and lead the work without hand-holding. Plenty of crews can follow a plan. Ours can lead one. Mike coordinates project review, pricing, procurement, deliveries, logistics and key decisions, and the project is never sold or handed off to an unrelated deck company. The goal is not maximum project volume. It is reliable service, careful execution and a finished result that holds up in the details.

Homeowners, general contractors, realtors and designers work with us for the same reason, and the reviews across Yelp, Google, Thumbtack and Angi tell the same story year after year: bring us the design, and we build it right.
